Roof Replacement in Maine
ASPHALT, METAL, CEDAR & COMPOSITE
We replace roofs on homes across Midcoast Maine and beyond, in every material we install: asphalt shingles, standing seam metal, cedar and composite shake. Based in Belfast, we're a family business with nearly two decades of experience in the roofing industry. Most Maine homes run $10,000–$25,000 for asphalt and $20,000–$40,000 for metal, cedar or composite, and every project starts with a free inspection and written estimate.

Most roofs in Maine give you warning before they fail. Shingles that curl, crack or shed granules into the gutters. Leaks that show up in new places. Daylight in the attic, or a roof that's simply reached the end of its expected life: 25 to 30 years for asphalt, longer for metal and composite.
If you're seeing a few of these, it's worth having someone look before the next winter tests it. Here are the signs your roof needs replacing.
A new roof is a big purchase, and we'll never push you toward one you don't need. If a repair will do, we'll say so. Financing is available for homeowners, too. See your options.

Built for Midcoast Maine weather
We live and work here, so we know what Maine asks of a roof. Along the coast, salt air and nor'easters test every edge and seam. Inland, it's heavy snow, ice dams and freeze-thaw cycles that do the damage.
That's why every roof we replace is built for Maine, whatever the material: ice-and-water shield where our winters need it, good attic ventilation, and flashing that holds up to wind-driven rain. From Belfast to Bangor and from Brunswick to Bar Harbor, we've seen what works and what doesn't.

Choosing the right roofing material
There's no single best roof. The right one depends on your home, your budget and how long you plan to stay. Here's how the materials we install compare, with typical costs for a Maine home.
Asphalt shingles. $10,000–$25,000, 25 to 30 years. The most popular choice in Maine, and the most affordable. Architectural shingles from Owens Corning and CertainTeed handle snow and wind well and come in a wide range of colors.
Standing seam metal. $20,000–$40,000, 40 to 60 years. Sheds snow, shrugs off salt air and needs very little upkeep. It costs about twice as much as shingles and lasts about twice as long.
Composite shake. Priced close to natural cedar, with a 50-year limited warranty. Brava composite looks like hand-split cedar without the rot, moss or maintenance. A good fit for historic and coastal homes.
Cedar shake. $20,000–$40,000, 20 to 30 years with regular care. Real wood, real character, and the roof many older Maine homes were built for.
If part of your roof is flat or nearly flat, it needs a membrane instead. See our flat roofing page.

What happens under the roof matters just as much
The material on top is only as good as the work underneath. In Maine's climate, what you can't see from the street decides whether your new roof lasts as long as it should.
We tear off every old roof. We remove the old roofing all the way down to the roof deck. That way we can check every board and replace any soft or rotted decking before it's sealed under your new roof. If we find rotted decking, it typically adds $1,000–$3,000 or more, and we'll show you exactly what we found before we fix it.
Then we build it back right.
Ice-and-water shield along the eaves, in the valleys and around chimneys, skylights and vents. We go beyond what code requires, wherever our Maine experience tells us it's needed.
Attic ventilation checked and addressed on every project, because poor ventilation is a leading cause of ice dams and shorter roof life.
Quality underlayment, drip edge, starter strips and step flashing: the parts most homeowners never see, but that make all the difference.
This is what we mean by "no detail too small." It's the work that's invisible from the street, but it's what separates a roof that performs from one that disappoints.
Replace or repair?
Not every roof problem calls for a new roof. If the damage is limited to one area and the rest of the roof is in good shape, a roof repair usually makes sense. Most repairs run $300–$2,000.
Replacement is usually the better investment when your roof is 20 or more years old, has widespread wear, or keeps leaking in new spots. After a storm, the answer often depends on what your insurance covers, and we'll help you document the storm damage for your claim.
We'll give you an honest recommendation after our free inspection, and we'll explain the reasoning either way. Here's a closer look at how we decide whether to repair or replace.

-
Most asphalt shingle replacements on Maine homes run $10,000 to $25,000. Standing seam metal, cedar and composite shake typically run $20,000 to $40,000. Your price depends on the roof's size, pitch, complexity and how many layers come off. We'll give you a free, line-by-line estimate after looking at your roof.

If the damage is limited to one area and the rest of the roof is in good shape, a repair usually makes sense. If your roof is 20 or more years old, has widespread wear, or keeps leaking in new places, replacement is usually the better investment. We'll tell you honestly which one fits.

It depends on your home and budget. Asphalt shingles are the most affordable and the most common. Metal lasts longest and sheds snow. Composite shake gives a cedar look with almost no upkeep, and real cedar suits historic homes. We install all of them and will help you compare.

Most shingle roofs take 2 to 5 days, and metal, cedar and composite roofs take about a week. Weather and roof complexity can change the timeline. We'll confirm your start date ahead of time and keep you updated throughout.

Late May through early October, with summer as the sweet spot. Shingles seal best in warm weather, and the days are long. Spring is the time to book, since September is the last reliable stretch of the season.
-
We tear off. Every roof we replace starts with removing the old roofing down to the deck. That lets us find and replace any soft or rotted decking and install new ice-and-water shield and underlayment, so your new roof starts on a solid base.
-
Most roofs come with the manufacturer's product warranty plus our workmanship warranty of up to 5 years. The manufacturer covers the materials and our warranty covers the installation. You'll get all warranty paperwork when the job is complete.
-
Yes. We work with two lenders. Wisetack covers projects up to $25,000, and HFS Financial offers terms up to 20 years for larger projects. Pre-qualifying with either one won't affect your credit score.
