Roof Coatings & Maintenance in Maine
ROOF COATINGS, WATERPROOFING & MAINTENANCE PLANS
Not every tired roof needs to be replaced. On flat, low-slope and metal roofs, a professionally applied coating can seal leaks, reflect summer heat and add years of life for a fraction of the cost of a new roof. We also offer maintenance plans that catch small problems before they become big ones. Based in Belfast, we're a family business with nearly two decades of experience in the roofing industry.

A roof coating is a thick, seamless liquid layer applied over your existing roof. Once it cures, it becomes a waterproof membrane that seals seams, flashing and small cracks all at once. It's a good fit when the roof underneath is still sound but the surface is worn, chalking or starting to let water through at the seams.
Coatings work on membrane roofs, like the EPDM and TPO we install as flat roofing, and on metal roofs. They don't work on asphalt shingles. If the deck or insulation under your roof is already soaked, a coating won't fix that, and we'll tell you so. Financing is available for homeowners, too. See your options.

Built for Midcoast Maine weather
We live and work here, so we know what Maine asks of a roof. Along the coast, salt air and nor'easters test every edge and seam. Inland, it's heavy snow, ice dams and freeze-thaw cycles that do the damage.
Maine is hard on roof surfaces. Summer sun bakes membranes and chalks metal, then winter freezes and thaws the same seams dozens of times. A coating gives the roof a fresh, flexible skin that moves with the building instead of cracking. Timing matters here: coatings need dry weather and warm enough nights to cure, so we schedule them for late spring through early fall. From Belfast to Bangor and from Brunswick to Bar Harbor, we've seen what works and what doesn't.
Coatings we apply
Silicone. Our go-to for flat and low-slope roofs. Silicone holds up to standing water better than any other coating, which matters on roofs where snowmelt sits for days. It stays flexible in the cold and resists UV for years. Bright white, so it reflects summer heat and can lower cooling costs.
Acrylic. A lower-cost option for roofs that drain well, especially metal. It's easy to recoat down the road, but it doesn't like ponding water, so we only recommend it where the roof sheds water properly.
Seam and flashing sealants. Before any coating goes on, we reinforce the weak spots: seams, penetrations, curbs and edges get fabric-reinforced sealant so the coating has a solid base.
Most of our coating work is on membrane roofs and on older standing seam metal and screw-down metal roofs where fasteners and seams have started to weep. Not sure what kind of flat roof you have? Our post on EPDM vs. TPO explains the difference.
Maintenance plans for homes, businesses and town buildings
Most roof failures start small: a lifted seam, a clogged drain, a cracked boot around a vent pipe. Caught early, each one is a quick fix. Left alone through a Maine winter, any of them can soak insulation and rot decking.
Our maintenance plan is a scheduled visit, once or twice a year, where we:
Walk the whole roof and photograph anything that's changed since last time.
Clear drains, scuppers and gutters so water leaves the roof.
Reseal seams, flashing and penetrations that are starting to open.
Check HVAC curbs, skylights and other rooftop equipment for leaks.
Give you a short written report with photos, so you know exactly where the roof stands.
Plans are popular with property managers, towns and anyone who'd rather not think about the roof until we call. For homeowners, our paid 15-point inspection covers the same ground as a one-time visit. If we find something bigger, we'll give you a clear roof repair estimate with no pressure.
Signs your roof is a candidate for a coating
Small leaks at seams or around vents, but the roof deck feels solid underfoot.
A membrane that's chalky, faded or showing fine surface cracks.
A metal roof with rust spots, weeping fasteners or seams that have opened slightly.
Water pooling in a few low spots after rain, but draining within a day or two.
Hot upstairs rooms in summer under a dark flat roof.
A roof that's 10 to 15 years old and needs a few more years before replacement fits the budget.
If the roof is soft, sagging or has water-soaked insulation, a coating won't save it, and we'll say so. For everything else, a quick look each spring and fall goes a long way. Our roof maintenance guide and fall inspection checklist walk you through what to look for.
What to expect from your new coating project
We believe the best tool on any project is a clear, organized process. Here's what working with us looks like.
FREE INSPECTION & ESTIMATE
PREP & REPAIRS
Larkin walks your roof, checks for soft spots and trapped moisture, and tells you honestly whether a coating makes sense. You'll get a written, line-by-line estimate with no pressure.
We clean the roof, replace any failed flashing or wet insulation, and reinforce every seam and penetration.
COATING
The coating goes on in one or two coats to the manufacturer's thickness, on dry days warm enough to cure. Most roofs take one to three days.
WALKTHROUGH & REPORT
We walk the finished roof with you and leave you with photos and the warranty paperwork.
Your coverage: Coatings carry the manufacturer's warranty, typically 10 to 20 years depending on the product and thickness, plus our workmanship warranty of up to 5 years. Financing is available for homeowners. See your options.

Common Questions About Roof Coatings & Maintenance
Still have questions?
Take a look at the answers here, or feel free to reach out anytime—we're happy to walk you through the details.
-
A roof coating is a thick liquid, usually silicone or acrylic, applied over an existing flat, low-slope or metal roof. It cures into a seamless waterproof layer that seals seams, flashing and small cracks, reflects sun and adds years to the roof. It's a way to extend a sound roof, not a replacement for a failed one.
-
No. Coatings are for membrane roofs like EPDM and TPO and for metal roofs. Shingles are designed to shed water in layers, and a coating interferes with that. If your shingle roof is worn, a repair or replacement is the right fix.
-
Most silicone coatings are warrantied for 10 to 20 years depending on the product and how thick it's applied. Acrylic coatings usually last 10 to 15 years on a roof that drains well. When a coating wears, it can often be cleaned and recoated instead of starting over.
-
A coating usually costs a fraction of a full tear-off and replacement, because the old roof stays in place and there's little to haul away. The price depends on the roof's size, condition, how much seam and flashing repair it needs and the coating you choose. We'll give you a free, written estimate.
-
It depends on where the water is coming from. A coating seals leaks at seams, fasteners, flashing and small cracks. It won't fix a roof with soaked insulation, rotted decking or a membrane that's failing everywhere. We check for trapped moisture before recommending a coating, and we'll tell you honestly if replacement is the better call.
-
Late spring through early fall. Coatings need a dry roof and temperatures warm enough to cure, usually above 50°F for a day or more, so we don't apply them in cold or wet weather. Book in spring to get on the schedule for summer.
-
A scheduled visit once or twice a year. We walk the roof, clear drains and gutters, reseal seams and flashing that are starting to open, check rooftop equipment for leaks and send you a short written report with photos. Anything bigger gets a separate estimate before we do the work.
-
Yes. Most of our maintenance plans are for businesses, property managers and town buildings, where a roof problem can shut down a space. We'll set a schedule that fits the building and keep a photo record of the roof from visit to visit.
