A pitched roof sheds water. A flat or low-slope roof has to hold it off. Rain and snowmelt sit longer, snow lingers, and every seam and drain is tested all winter long. That's why flat roofs use a single waterproof sheet, called a membrane, rather than shingles.
We install the two membranes that make the most sense in Maine: EPDM and TPO. Both are proven, and the right one depends on your building, how it's used and your budget.
Whether it's a small porch roof or a large commercial building, we'll explain your options in plain language. Financing is available for homeowners, too. See your options.

Built for Midcoast Maine weather
We live and work here, so we know what Maine asks of a roof. Along the coast, salt air and nor'easters test every edge and seam. Inland, it's heavy snow, ice dams and freeze-thaw cycles that do the damage.
On a flat roof, the details decide everything: how water reaches the drains, how the membrane is sealed at walls and edges, and how the roof handles the weight of a long winter's snow. We plan every flat roof around Maine's worst weeks, not its best ones. From Belfast to Bangor and from Brunswick to Bar Harbor, we've seen what works and what doesn't.

EPDM and TPO: which is right for you?
Both are single-ply membranes, meaning one durable sheet covers the roof. Here's how they differ.
EPDM (rubber roofing). A black synthetic rubber that stays flexible in the cold, which helps when buildings move through Maine's freeze-thaw cycles. It usually costs less upfront, and a well-kept EPDM roof often lasts 30 years or more. Seams are glued or taped.
TPO. A white or light-colored sheet with seams that are heat-welded into one continuous piece. The light surface reflects summer sun, which keeps the space below cooler. TPO also stands up better to foot traffic, so it's a good fit for roofs with HVAC equipment. Expect about 15 to 20 years.
We'll recommend one based on your building, not a one-size-fits-all rule. For a deeper comparison, read our post on EPDM vs. TPO.
What happens under the membrane matters just as much
The membrane on top is only as good as the work underneath. On a flat roof, what you can't see decides whether it stays dry for decades or starts leaking in its first winter.
We start by looking at what's there. We check the deck, the existing insulation and how water drains. If we find soft or rotted decking, we'll show you exactly what we found and replace it before anything new goes down.
Then we build it back right.
Insulation boards sized for your building, which also give the membrane a smooth, solid base.
Drains, scuppers and slope planned so water leaves the roof instead of pooling, which also lowers the risk of ice dams at the edges.
Every seam glued, taped or heat-welded to the manufacturer's specifications.
Flashing at every wall, curb, vent and edge, where most flat roof leaks begin.
This is what we mean by "no detail too small." It's the work that's invisible from the street, but it's what separates a roof that performs from one that disappoints.
Where a flat roof meets the rest of your house
Many Maine homes have a low-slope section hiding behind a steeper roof: a porch, a dormer, a bump-out or an addition. These spots leak more than any other part of a house, because that's where two roofing systems meet.
Shingles don't belong on a roof that's nearly flat. Water backs up under them, especially when ice builds up at the edges. A membrane is the right material there, sealed carefully into the shingle or metal roof above it.
We handle both sides of that transition, so one crew is responsible for keeping it watertight. If you're replacing the main roof too, we can plan the whole job together, whether it's asphalt shingles or standing seam metal.

Common Questions About Flat Roofing

-
EPDM is a black rubber membrane that stays flexible in the cold and usually costs less upfront. TPO is a white membrane with heat-welded seams that reflects summer sun and handles foot traffic better. We'll recommend the one that fits your building and budget.
-
A well-kept EPDM roof often lasts 30 years or more. TPO typically lasts about 15 to 20 years. Good drainage, careful seams and regular checks make the biggest difference in how long either one lasts.
-
It depends on the roof's size, how many layers come off, insulation, drains and how the roof meets walls and other roofs. We'll look at yours and give you a free, written, line-by-line estimate.
-
No. Shingles need a steep enough pitch to shed water. On a nearly flat roof, water and ice back up under them and cause leaks. A membrane like EPDM or TPO is the right material for low-slope sections.
-
Common signs are water pooling for days after rain, bubbles or cracks in the membrane, seams pulling apart, and leaks inside. If you're seeing any of these, we'll take a look and tell you honestly whether a repair will do.
-
Often, yes. Small leaks, loose seams and damaged flashing can usually be repaired. If the membrane is worn out or water has soaked the insulation underneath, replacement is the better long-term fix.
-
Yes. We install and replace flat roofs on homes, businesses, schools and town buildings. Larger projects get a detailed estimate and a timeline that works around how the building is used.
-
Usually not, as long as the roof drains well and isn't showing stress. Watch for sagging, ponding meltwater, doors that stick or new leaks. If you see these, call a professional rather than shoveling it yourself, since tools can easily damage the membrane.
