Standing seam metal roofs are made of long panels that run from the ridge to the eave. The panels lock together at raised seams and are held down by clips hidden underneath, so no screws go through the face of the roof. With no exposed fasteners, there's nothing to loosen or leak over time.
For Maine specifically, metal sheds snow, handles heavy wind and holds up well to salt air when the right finish is chosen. The hidden clips let the panels expand in summer heat and shrink in winter cold without working anything loose.
It costs more upfront than shingles, but it lasts about twice as long. At roughly $20,000 to $40,000 for a typical Maine home, it gives you 40 to 60 years of protection with very little upkeep. Financing is available, too. See your options.

Built for Midcoast Maine weather
We live and work here, so we know what Maine asks of a roof. Along the coast, salt air and nor'easters test every edge and seam. Inland, it's heavy snow, ice dams and freeze-thaw cycles that do the damage.
Metal handles all of it well, as long as it's installed with Maine in mind. Snow slides off a metal roof, which keeps weight off the house and lowers the risk of ice dams. But it can come down all at once, so we plan snow guards over doors, walkways and decks. On the coast, we help you choose a finish made for salt air. From Belfast to Bangor and from Brunswick to Bar Harbor, we've seen what works and what doesn't.

Panels and finishes we install
Every standing seam roof is measured and made to fit your home. Here's what you'll choose from.
Panel thickness. We install 24- and 26-gauge steel panels. The lower the number, the thicker the steel. Thicker panels are stiffer and more dent-resistant, which matters under heavy snow and falling ice.
Painted finishes. Most homeowners choose a painted finish in colors from charcoal and black to barn red, green and weathered tones. High-performance paint systems resist fading and chalking, and carry their own long-term finish warranties.
Galvalume. A bare metal finish with a natural, industrial look, often used on barns, outbuildings and modern homes. It holds up well inland. Near salt water, we usually recommend a painted finish instead.
We'll bring color samples so you can see what looks best against your home. Colors on a screen never tell the full story. For more on how metal performs near the water, read metal roofing on the Maine coast.

What happens under the metal matters just as much
The panels on top are only as good as the work underneath. In Maine's climate, what you can't see from the street decides how well your roof performs for the next 40 years or more.
We tear off every old roof. We remove the old roofing all the way down to the roof deck. That way we can check every board and replace any soft or rotted decking before it's sealed under your new roof. If we find rotted decking, it typically adds $1,000–$3,000 or more, and we'll show you exactly what we found before we fix it.
Then we build it back right.
Ice-and-water shield along the eaves, in the valleys and around chimneys, skylights and vents, plus underlayment rated for the heat metal roofs reach in summer sun.
Attic ventilation checked and addressed on every project, because poor ventilation is a leading cause of ice dams and condensation under the roof.
Custom-bent trim and flashing at every edge, valley, chimney and wall, so water has nowhere to go but off the roof.
Snow guards planned where sliding snow could land on people, cars, decks or lower roofs.
This is what we mean by "no detail too small." It's the work that's invisible from the street, but it's what separates a roof that performs from one that disappoints.
Standing seam vs. screw-down metal
You may see screw-down metal (also called exposed-fastener metal) offered as a lower-cost option, so it's worth knowing the difference.
Screw-down panels are fastened straight through the face of the metal with screws and rubber washers. They cost less upfront, but over the years the washers wear out and the screws work loose as the metal expands and contracts. Every screw becomes a spot that needs checking, and eventually replacing.
Standing seam panels are held by hidden clips, so there are no holes through the roof for water to find. They last longer, need far less upkeep and have a cleaner look from the street.
We install both. Screw-down metal can be a smart choice for barns, garages and camps. For homes, we usually recommend standing seam.

Common Questions About Metal Roofing
Still have questions?
Take a look at the answers here, or feel free to reach out anytime—we're happy to walk you through the details.
-
A standing seam metal roof typically lasts 40 to 60 years. The hidden clips let the panels move with temperature swings without loosening, and there are no exposed screws to wear out. A good finish and proper installation matter most on the coast.
-
For a typical Maine home, standing seam metal runs $20,000 to $40,000, compared with $10,000 to $25,000 for architectural shingles. Metal costs about twice as much upfront, but it lasts about twice as long and needs very little upkeep.
-
Not when it's installed over solid roof decking with underlayment, which is how we install every metal roof on a home. The drumming people remember usually comes from metal fastened over open framing, like on an old barn.
-
Usually, yes. Snow slides off metal easily and can come down all at once. We recommend snow guards above doors, walkways, decks, driveways and lower roofs, and we'll plan where they go during your estimate.
-
Yes, with the right finish. Near salt water, we recommend a high-performance painted finish rather than bare Galvalume. Standing seam also has no exposed screws, which are usually the first thing salt air attacks.
-
We tear off. Every metal roof we install starts with removing the old roofing down to the deck. That lets us find and replace any soft or rotted decking and install new ice-and-water shield and underlayment, so your new roof starts on a solid base.
-
Most homes take about a week, depending on the size and complexity of the roof and the weather. We'll confirm your start date ahead of time and keep you updated throughout.
-
Yes. We work with two lenders. Wisetack covers projects up to $25,000, and HFS Financial offers terms up to 20 years, which helps with larger metal roof projects. Pre-qualifying with either one won't affect your credit score.
