LEAKS, STORM DAMAGE & WEAR
We repair roofs across Midcoast Maine and beyond: leaks, missing shingles, worn flashing, storm damage and the small problems that turn into big ones if they wait. A lifted shingle or a worn pipe boot is a minor fix in August. By February, with ice backing up at the eaves and snow sitting on the roof for weeks, that same spot can be dripping onto your ceiling. Water that gets into the decking and insulation does the expensive damage, not the roof itself.
That's why we treat repairs with the same care as a full roof. We find the real source of the leak, which is often not where the stain shows up inside, and fix it properly rather than patching over it. Here's what happens when you ignore a small roof leak.

Built for Midcoast Maine weather
We live and work here, so we know what Maine asks of a roof. Along the coast, salt air and nor'easters test every edge and seam. Inland, it's heavy snow, ice dams and freeze-thaw cycles that do the damage.
Most of the repairs we see trace back to the same few spots: flashing around chimneys and walls, the eaves where ice dams form, valleys where two roof planes meet, and vents and skylights. We know where Maine roofs fail, so we know where to look. From Belfast to Bangor and from Brunswick to Bar Harbor, we've seen what works and what doesn't.
Repairs we handle
Most repairs fall into one of these groups. Whatever the material, from asphalt and metal to cedar, composite and flat roofs, we can fix it.
Leaks. We track the water back to its source, whether that's a cracked pipe boot, a nail pop, a failed seal or a seam, and fix the cause, not just the symptom.
Missing or damaged shingles. Wind-lifted, cracked or curled shingles get replaced and sealed, matched as closely as possible to your existing roof.
Flashing. The metal around chimneys, walls, skylights and vents is where most leaks start. We reseal or replace it with properly layered flashing that sheds water.
Storm damage. After wind, ice or a fallen branch, we make the roof watertight first, then document everything you need for your insurance claim. Here's how we handle storm damage.
Ice dam damage. Lifted shingles, torn underlayment and water stains after a hard winter. We repair the damage and talk through how to keep it from coming back.
Rotted decking and soft spots. When water has been getting in for a while, we replace the damaged boards under the roofing so the repair holds.
How we approach a repair
A good repair starts with a good diagnosis. Water travels, so the leak over your kitchen may start ten feet up the roof.
We look first. Larkin inspects the roof surface, flashing, edges, penetrations and, when needed, the attic, to find where water is actually getting in. If you want a thorough written record of the whole roof, for a home sale or your own planning, we also offer a paid 15-point roof inspection.
We fix the cause. Sealant over a crack buys a season. We replace what's failed and layer new flashing, underlayment and shingles the way they were meant to go.
We tell you the truth. If the rest of the roof is sound, we'll repair it and send you on your way. If we find a roof that's at the end of its life, we'll say so and explain why, with no pressure either way.
This is what we mean by "no detail too small." A repair done right is one you won't think about again.
When a repair makes sense, and when it doesn't
A repair is usually the right call when the damage is limited to one area and the rest of the roof has life left in it. That covers most leaks, storm damage and wear on roofs under about 20 years old.
Replacement is usually the better investment when the roof is 20 or more years old, has widespread wear, or keeps leaking in new spots. At that point, repair money is better put toward a roof replacement that solves the problem for the next 25 years or more. Financing is available for larger projects. See your options.
We'll give you an honest recommendation after our free inspection. Here's a closer look at how we decide whether to repair or replace.

-
Most roof repairs run $300 to $2,000, depending on what's damaged and how hard it is to reach. Replacing a few shingles or a pipe boot sits at the low end. Rebuilding chimney flashing or replacing rotted decking sits at the high end. We'll give you a written estimate before any work starts.
-
Active leaks come first, and we'll get to you as quickly as we can. If there's a delay, we'll talk you through how to limit the damage in the meantime. Most repairs are finished in a single day once we're on site.
-
Yes. We handle emergency repairs year-round. Cold weather limits what shingle adhesive can do, so some winter repairs are made watertight now and finished properly in spring. We'll tell you which is which.
-
If the damage is limited to one area and the rest of the roof is in good shape, a repair usually makes sense. If your roof is 20 or more years old, has widespread wear, or keeps leaking in new places, replacement is usually the better investment. We'll give you an honest recommendation either way.
-
All of them. We repair asphalt shingle, standing seam metal, cedar, composite shake and EPDM and TPO flat roofs. The approach changes with the material, but the goal is the same: find the real cause and fix it properly.
-
Often, yes, if the damage was sudden, like wind, a fallen tree or ice. Wear and age usually aren't covered. We'll document what we find with photos and a written report so you have what you need for a claim.
-
Yes. There's no charge for our inspection and estimate visit. Larkin finds the source of the problem and gives you a written estimate. If you want a detailed written report on the whole roof, our 15-point inspection is a separate paid service.
-
Yes. Our workmanship warranty covers the repair work we do, and you'll get it in writing when the job is complete. If the same spot gives you trouble again, call us.
