Your Complete Maine Winter Prep Guide

Winter is coming, and we are not talking about the show. Mid-Coast roofs take snow, freeze-thaw, wind, and salt air all season. Most of the work that actually helps happens before the first real storm, not after.

This is a roof-to-foundation checklist for Maine homeowners. A lot of it is a weekend. The parts you cannot safely check yourself are what we look at on a free 15-point roof inspection.

Start on the roof (from the ground)

You do not need to climb. Walk the property and look up.

  • Missing, cracked, or curling shingles

  • Granules collecting in gutters (looks like coarse sand)

  • Sagging spots or lifted flashing around chimneys and vents

  • Daylight through the attic if you can get up there safely

  • Water stains on ceilings or around skylights

Any of those is worth a closer look before ice locks everything in place.

Gutters and downspouts

Clogged gutters are a classic Maine ice-dam setup. Meltwater has nowhere to go, it freezes at the eave, and water backs up under the shingles. The National Weather Service is blunt about it: clean debris from gutters and downspouts, keep snow loads down, and check attic insulation and ventilation.

  • Clean gutters after the heavy leaf drop, then once more when the trees are bare

  • Confirm downspouts dump water well away from the foundation

  • Watch for sagging, pulling away from the fascia, or standing water

Attic: insulation and ventilation

Ice dams form when heat leaking into the attic warms the roof deck, snow melts, and it refreezes at the cold eave. Insulation keeps heat in the living space. Ventilation keeps the attic cold and dry.

Maine energy code for ceilings with attics is steep. The state's 2021 IECC compliance guide lists R-60 as the minimum for ceilings with attics. If you can still see the tops of the floor joists, you likely need more insulation. We check this on every inspection.

Inside the house

  • Ceiling stains, bubbling paint, or a musty attic smell

  • Drafts at doors and windows (cheap weatherstripping helps heating bills)

  • Bathroom and kitchen fans that actually vent outside, not into the attic

Foundation and grade

Winter water that sits against the foundation freezes and heaves. Keep downspouts extended, leaves off window wells, and soil sloping away from the house.
